Step 1: Schedule Your Inspection

Call or book online and we’ll find a time that works with your closing timeline — often within 24–48 hours. Tell us the home’s age, square footage, and any add-ons you’re considering (radon, WDI/termite, sewer scope) so we can quote accurately and block enough time to do it right.

Step 2: Arrival & Walkthrough Invitation

We arrive on time and start with a quick walk-through of the property with you, if you’re able to attend. This is your chance to point out anything you’ve noticed or ask questions before the detailed inspection begins.

Step 3: The Inspection

We methodically go through the roof, exterior, structure, foundation, attic, electrical, plumbing, HVAC, and interior systems using a documented Standards of Practice — not a personal checklist that changes house to house. Typical inspections take 2–4 hours depending on size and age.

Step 4: Follow Along and Ask Questions

If you’re on-site, we’ll walk you through findings in real time, in plain language — no jargon, no rushing. Seeing an issue in person, with context, makes it far easier to understand than reading about it cold in a report later.

Step 5: Your Report, Within 24 Hours

You’ll have a complete, photo-documented report in your inbox within 24 hours, organized by the Four-Bucket framework — health & safety, major systems, minor/handyman fixes, and cosmetic — so you know exactly where to focus first.

Step 6: We’re Still Here After the Report

Questions come up after you’ve had time to read the report and talk to your agent or a contractor. Call us — we’ll help you understand severity and next steps at no extra charge.
